What does it cost to hire you?+

Nothing up front — ever. Our commission is 30% of what the sale brings in, and that's the only number. Most Kansas City companies charge 35% to 50% and then bill hauling, cleanout, and staging on top. Everything is included with us: staging, pricing research, photography, all the advertising, signs, staffing, card processing, donation hauling with receipts, and a broom-clean cleanout at the end. The walkthrough is free, and everything's negotiable — tell us what you need.

When do you share the sale address?+

Like every professional estate sale company, we publish the neighborhood first and release the exact address the day before the sale. People on our email list get it the night before — before the public.

What happens to things that don't sell?+

Your choice, agreed up front, and all of it is included: return to the family, donated with receipts for your taxes, hauled away, or — what makes us different — we keep selling them for you through our own resale shop so leftovers keep earning. We leave the house broom-clean either way. Most companies bill hauling and cleanout as extras; we don't.

How fast do I get paid?+

You get an itemized settlement with your check fast — days, not the weeks some companies take. The timeline is written into the agreement, not a verbal promise.

What payment do shoppers use at the sale?+

Every form of payment: cash, all major cards, tap-to-pay, Venmo. Nobody gets turned away over payment — which means nothing you're selling gets left behind over payment either.

How did your last sale do?+

Our July sale in Independence grossed over $5,000 in two days and sold the home down to the walls — hundreds of shoppers came through. The family paid nothing up front and got an itemized settlement. We'd love to show you the numbers at your walkthrough.

What area do you serve?+

The whole Kansas City metro, both sides of the state line. We're based in Independence, so eastern Jackson County is home turf, but we'll travel for the right sale — just ask.

Is there a minimum sale size?+

No. Most companies in Kansas City want to see $5,000 to $10,000 of estimated gross before they'll take a job, which leaves a lot of families with nowhere to turn. We don't have a minimum. Call us even if you think it's too small — especially then.

How soon can you start?+

Usually this week. We keep our schedule to one or two sales a month specifically so we're not booking you six weeks out. Call or text and we'll come walk the house — often the same day.

Can I read the contract before you even visit?+

Yes — the whole agreement is published at tolley.io/estate/agreement, including the actual fill-in-the-blank contract, and you can download or print a copy right from the page. When you're ready, we literally just fill in the blanks together. You should never have to sign something you couldn't read first.

Can I make an offer on something?+

Yes — on any item, right down to the drapes. Everything in the home is for sale, and we present every offer to the owner. If you love it, make an offer.

Do I need to clean or organize first?+

No — please don't! Things you'd throw away often sell. Take what the family is keeping, then leave the rest exactly where it is. Staging and organizing is our job.

Do prices drop on the last day?+

Sometimes — discount days are decided sale-by-sale with the family, and some sales extend to a second weekend instead. Each sale's page says exactly what's happening, so check it (or join the list) before you plan your trip.
