What could your
payment be?
A home you love. A payment you understand.
Let’s find your comfortable.
Choose your loan

Combined loan-to-value limit
YOUR ASSUMPTIONEnter an approved line or explore a hypothetical one. Lender limits depend on credit, income, property and lien position. These percentages are scenarios, not available offers.
What will you actually use?
Interest is on the amount you use, not the unused credit line. This scenario assumes this single balance with no additional draws.
Use 0 draw years if repayment starts now. Terms are whole years. A balloon option uses the draw period only.
Percentage payments include interest. We never estimate a payment below accrued interest; confirm your lender’s minimum-payment formula.
Extra payments & repayment choices
Extra principal goes to the variable balance first, then the fixed portion. The minimum dollar floor applies during the draw period only.
Build your rate scenario
Example rates, not live rates or quotes. Effective ongoing rate: 8%. Enter any discount in your rate or margin. Changing the current rate does not change your separate future repayment-rate assumption.
Rate floor, cap & introductory rate
The floor and cap apply to ongoing and repayment rates. A promotional rate can be below the ongoing floor. No periodic rate-change caps are modeled.
Fixed-rate option: some or all of the balance
Fees & your household budget
Draw fees & financing costs
An early-closure fee is shown separately and excluded from totals because this scenario keeps the line open for the full modeled term. Add conversion or appraisal charges to setup fees if applicable.
Enter your current mortgage payment, taxes, insurance and HOA combined to see a household total. HELOC payments are additional; these costs are not automatically included.
HELOC assumptions, lender options & sources
A HELOC is secured by your home, and failure to repay can put the home at risk. This calculator estimates payments; it does not determine approval or show every lender’s product. Interest uses annual rate ÷ 12; actual daily-interest billing, minimums, resets, draw restrictions and fees may differ. A fixed-rate conversion is a lender-specific option, not a separate guaranteed offer. The fixed portion starts amortizing now; no future redraws or rate path is forecast.
Options reviewed October 23, 2026: CFPB HELOC overview, CFPB costs and repayment guide, U.S. Bank payment-option examples and Bank of America fixed-rate option. These sources explain options; they are not endorsements, quoted rates or an indication that you qualify.

About these estimates & loan guidelines
This is a planning tool for fixed-rate home purchases, not a loan offer, APR disclosure, approval or eligibility check. Rates and costs are examples. County loan limits, credit, occupancy, income and property requirements still apply. A lender’s Loan Estimate is the source for your actual terms. Mortgage insurance and government annual fees are estimates; lender rounding and fee calculations may differ.
Fee assumptions reviewed October 23, 2026: HUD FHA MIP schedule, VA funding fees, USDA FY2027 fees, and CFPB PMI cancellation. This calculator models USDA Guaranteed loans, not USDA Direct loans. FHA MIP uses the published $726,200 premium tier threshold; that is not a county loan limit.
